Short answer

What the number actually means
Two different clearances matter. Overhead-bar height is the top of the horizontal beam connecting the two columns; that's the lowest obstruction on a standard overhead 2 post car lift, and it's what determines whether your ceiling drywall gets cut or not. Rise height is how far the arms actually raise a vehicle. On a 10,000 lb 2 post car lift with 12 ft columns, the overhead bar sits at roughly 12 ft, and the arms give about 6 ft of rise — enough to walk under a lifted sedan.
For a floorplate 2 post car lift (Rotary SPOA, Challenger CLFP), the equalization tubes run across the floor instead of overhead. There's no overhead bar. Ceiling requirement drops to just column height plus a few inches — 11 ft in many cases, 9 ft for a genuine low-ceiling model. Downside: the floor tube is a trip hazard for shops that roll transmission jacks and tire dollies through the bay.
Measure your bay before you shop
Real measurements, not builder's rounding:
1. Stand under the lowest point in your garage — usually a garage-door track, a light fixture, or a joist. Measure floor to that point.
2. Subtract 2 in for a garage-door track that opens over your bay when the door is up.
3. Note the ceiling type. Drywall can be cut and boxed around an overhead bar; joists cannot without a structural engineer.
4. Do it in stocking feet on the finished floor. Do not measure to the bare slab.
If your number is 12 ft 6 in or more, any standard 2 post car lift fits.
If it's 11 ft 6 in to 12 ft 4 in, you need to check the specific model's overhead-bar height in the install manual. A Rotary SPO12 fits at 12 ft flat; a BendPak XPR-10AS needs 12 ft 2 in.
If it's under 11 ft, you need a low-ceiling 2 post car lift — Challenger CLFP9 (9 ft 5 in), Rotary SPO12-Low (10 ft 6 in), or BendPak XPR-10CLP (9 ft 8 in).
Common ways buyers get burned
- "12 ft ceiling" garage that's actually 11 ft 10 in. The builder called it 12 ft; the finished measurement, floor to joist-bottom-of-drywall, is under. Almost every new-construction attached garage in the U.S. has this problem.
- Garage-door track hangs into the lift zone. A high-lift garage-door conversion pushes the track up 6–8 in and often solves the problem for free.
- Overhead lights or heating ducts. The overhead bar itself might fit — but the utility drop into the bay 2 ft back doesn't. Measure the ENTIRE bay, not just the center.
- Buying a low-ceiling model when a standard would fit. Low-ceiling models add a floor tube. If you have 12 ft, buy the standard overhead. It's cleaner.
